The Story

Built from the ground up — literally.

Josh Kerr grew up watching development happen in Arkansas — and noticing the gap between what was possible and what was actually getting built. The market had plenty of developers willing to put up product. It had far fewer who cared deeply about what that product would mean for the street, the neighborhood, and the city ten years later.

Innovative Development was founded to close that gap. Since day one, the firm has operated on a simple principle: every project has to pass the "name test." If Josh wouldn't want his name associated with it in ten years, he won't take it on today. That discipline shapes everything — deal selection, design standards, partner relationships, and how the firm communicates.

Today, Innovative Development is one of the most design-forward real estate firms operating in Central Arkansas. Josh leads all deal origination, underwriting, and design direction personally — which means every partner and investor works directly with the person responsible for outcomes.

We work with architects and designers who share our conviction that quality matters. Every project gets a design vision before it gets a budget — because design decisions made early save money and create value in the long run.

Development & Build

We manage the full development process: entitlement, financing, contractor selection, construction oversight, and budget management. Josh stays close to every project at every stage — no hand-offs to junior staff.

Delivery & Stabilization

We don't consider a project complete at certificate of occupancy. We stay engaged through lease-up or sell-out, making sure the outcome matches the vision and that every partner walks away satisfied.
